Selling farmland in Saskatchewan

How we market your land

Buyers need to understand land before they'll compete for it. We show them exactly what they're looking at, from the air, on the map and on paper, and put it in front of the people most likely to buy.

The marketing

What goes into marketing your land

Every property is different, so we build the plan around your land and how you want to sell. These are the tools we use to do it.

01

Drone photos and video

We fly the land and show it the way buyers want to see it: the lay of the land, the yard, the access, and where every quarter sits.

02

Boundaries and maps

Quarters labelled on aerial photos, and maps that separate cultivated, pasture, deeded and leased land, so there's no guessing what's included.

03

Accurate, detailed write-ups

Legal land descriptions, titled and cultivated acres, soil class, SAMA ratings, access and services, checked against ISC and SAMA records.

04

Listing videos with Dale

Dale on site introducing the property, edited into a full listing video and short reels for social media.

05

Feature sheets and info packages

A printed feature sheet to hand out, and a full information package with the acreage breakdown for buyers who want every detail.

06

Your own page on our website

Photos, video, maps and the information package in one place, ready for buyers to share with their partners, family or lender.

07

Facebook and Instagram

Posts and video reels made to be seen and shared in farming communities across Saskatchewan.

08

Direct buyer outreach

Calls to neighbours, local operators and buyers we know are looking in the area. Often the best buyer farms a few miles down the road.

Your choice

How the marketing changes with the way you sell

You decide how public your sale is. The materials are prepared with the same care either way. What changes is who sees them.

Most exposure

Public MLS® Listing

Everything above, plus the MLS® System and REALTOR.ca, so REALTORS® across the province can bring their buyers. Signs where they make sense.

Full promotion, more control

In-House Exclusive Full Promotion

Promoted through our own channels: website, video, social media, feature sheets and direct outreach to our buyers, without an MLS® listing.

Private

Targeted Buying Approach

No public marketing at all. We prepare the materials, then take them one-to-one to a short list of qualified buyers. How private farmland sales work

You can change course along the way. Many sellers start quietly and move to full promotion or a public MLS® listing later. See all our selling services.

Larger operations

When a feature sheet isn't enough

For large and complex operations, we prepare a Confidential Information Package: land, buildings, storage, irrigation and operating details in one document. We check the numbers against the source records so they match from page to page, and the package goes only to qualified buyers, with your approval.

FAQ

Marketing questions

Will my land go on MLS®?

Only if you choose it. We'll explain the trade-offs between a public MLS® listing, an in-house exclusive and a private sale, and you decide.

Can you sell my land without the neighbours knowing?

Yes. With our Targeted Buying Approach there's no sign, no listing sites and no social media. We take it directly to qualified buyers. Learn how private sales work.

How do buyers hear about land that isn't on MLS®?

Through our website, social media and feature sheets, and most of all through direct calls to buyers we know are active in the area.

Do you only market large farms?

No. We market everything from a single quarter or yard site to large multi-quarter operations, all over Saskatchewan.
