What it is

A defensible number, without a full appraisal

A Letter of Opinion is a desktop estimate of market value for agricultural land, prepared by a farmland REALTOR® who works in the Saskatchewan market every day. It's built from recent arm's-length sales, ISC title records, SAMA assessment data and aerial imagery.

What's included

  • ✓Agricultural land, valued parcel by parcel
  • ✓Comparable sales and SAMA analysis
  • ✓Aerial imagery of the land

When they're used

Built for two kinds of files

For ag lenders

  • Renewals and annual collateral reviews
  • Purchases and refinances where a full appraisal isn't required
  • A quick read on a file before deciding whether to order an appraisal

For landowners

  • Estate and succession planning
  • Transferring land within the family
  • Subdividing a yard site off a quarter
  • Deciding whether it's the right time to sell

What's in every letter

Every letter shows its work

So a credit reviewer can follow exactly how the number was reached.

  • ✓Estimated market value of the agricultural land, broken out parcel by parcel
  • ✓Recent arm's-length comparable sales, time-adjusted to the effective date
  • ✓Each comparable's price as a multiple of its SAMA assessment, applied to the subject
  • ✓ISC title, ownership and acreage reconciled to SAMA land use
  • ✓Soil, land-use and productivity notes, with irrigation screening where it matters
  • ✓Aerial imagery of the subject and the main comparables
  • ✓A Farm Credit Canada regional cross-check
  • ✓Stated assumptions and limits of reliance
  • ✓For lender files, a declaration that we have no interest in the property, owners or financing, and that our fee doesn't depend on the value

Files we handle well

Where the extra work shows

Simple quarters are quick. These are the files where local experience matters most.

01

Irrigation land

Certified, uncertified with potential, and developed, each valued against the right tier of sales.

02

Pasture, hay and mixed land

Native grass, cultivated grass and forage valued on their own evidence, not cropland rates.

03

Subdivision remainders

The land left after a yard site comes off, with acres and assessment allocated.

04

Irregular parcels

Quarters split by rail lines, roads or excluded land.

05

Multi-parcel holdings

Every parcel valued on its own, then the holding looked at as a whole: contiguity, access and how the land works together.
