Your options

Three ways to sell, side by side

A private sale isn't selling on your own. It's a represented sale where your land is offered quietly to the right buyers instead of advertised to everyone. Every sale sits somewhere between full public exposure and complete privacy, and the right choice depends on your goals.

Option 1

Public MLS® Listing

Who sees itEvery REALTOR® and buyer searching MLS® and REALTOR.ca

How it's marketedMLS®, our website, social media, signage and our buyer network

Best forGetting the widest pool of buyers competing

Trade-offEveryone, including neighbours and tenants, knows the land is for sale

Option 2

In-House Exclusive Full Promotion

How it's marketedDrone photography, brochures and direct promotion to our buyers

Best forStrong exposure, with more control over how the land is presented

Trade-offLess reach than a full MLS® listing

Option 3 · Private

Targeted Buying Approach

Who sees itA short list of qualified buyers we contact one-to-one

How it's marketedIt isn't. No sign, no listing sites, no social media

Best forSellers who value privacy, or want to test interest quietly

Trade-offFewer buyers competing, so we benchmark every offer against the open market

Exclusive doesn't always mean unadvertised. Option 2 is fully promoted; only the Targeted Buying Approach stays off public channels. See all our selling services.

Is it right for you?

When a quiet sale makes sense

Often a good fit when

  • ✓Tenants, neighbours or employees shouldn't hear about it yet
  • ✓A family, estate or succession situation calls for privacy
  • ✓You want to test interest before committing to a public listing
  • ✓The operation is large or specialized, with a natural pool of buyers
  • ✓A buyer has already approached you and you want someone in your corner

Maybe not the right fit when

  • –Your top priority is the most competition possible
  • –The land would appeal to a broad range of buyers
  • –You'd rather see how the whole market responds before deciding

Not sure? That's what the first conversation is for. We'll tell you honestly which approach fits your land.

How it works

How we connect landowners with buyers

Our buyer network comes from more than 35 years of combined experience in Saskatchewan farmland: farmers expanding, neighbouring operations, investors and institutional buyers.

  1. 1

    A confidential conversation

We talk through your goals, timing and what privacy means for you. Nothing is shared at this stage.

  2. 2

    A land evaluation

We estimate what your land would likely bring on the open market. That number becomes the benchmark.

  3. 3

    A written agreement

Before we approach anyone, you sign an exclusive agreement that sets out who we can contact and what we can share.

  4. 4

    One-to-one introductions

We approach a short list of buyers we know to be active and able to finance, one at a time.

  5. 5

    Offers and negotiation

We bring you every offer, show how it compares to the benchmark, and negotiate on your behalf.

Confidentiality

How your information is protected

You stay in control of who knows, what they know, and when they know it.

  • You approve what's shared

Nothing goes to a buyer without your say-so, from the general location to the legal land descriptions.

  • Buyers are qualified first

We confirm a buyer is serious and able to finance before they learn the details.

  • Details are shared in stages

A general description first. Maps, records and financials only for buyers who move forward.

  • Agreements on larger files

For larger operations, buyers sign a confidentiality agreement before receiving a detailed information package.

Competition and value

Private doesn't automatically mean the best price

A quiet sale trades some competition for privacy. Sometimes the right buyer pays well for land that never reaches the open market. Sometimes fewer buyers means less pressure on price. We're upfront about that trade-off, and we build the process around it.

01

We set a benchmark first

A land evaluation shows what the open market would likely bring before any buyer is approached.

02

Every offer is measured against it

You'll know how each offer compares, so a private sale is a choice you make with full information.

03

You can change course

If offers don't measure up, you can move to full promotion or a public MLS® listing.

FAQ

Private sale questions

Is a private sale the same as selling it myself?

No. You have full representation: valuation, buyer screening, negotiation and paperwork, under a written agreement. The only difference is that the land isn't publicly advertised.

Will my neighbours find out?

Only the buyers you approve hear about it, and only what you approve is shared. Once a sale closes, the change in ownership is registered with ISC and becomes public record, as it is for every sale.

Can I start private and go public later?

Yes. Many sellers test interest quietly first. If the right offer doesn't come, we can move to full promotion or a public MLS® listing.

A buyer has already approached me. Can you help?

Yes. We can represent you in that negotiation and make sure the offer is measured against what the market would likely pay.

Who do you represent in a private sale?

You, under your written agreement. If a buyer we introduce is also a client of ours, we'll tell you in writing before you accept an offer.

Where do you work?

All over Saskatchewan, from single quarters to large multi-quarter operations.
